Pendik runs from the Marmara shore up to the airport, a much bigger district than most buyers expect. The trains follow the coast, the D-100 highway crosses the middle, and the M4 metro climbs north to Kurtköy. Pick the band that matches your day.

  • Around the station

    The old centre around Pendik station, where Marmaray stops and high-speed trains leave for Ankara and Konya. The M4 has a separate Pendik stop of its own.

If you are buying from outside Türkiye

The purchase follows the same five stages for almost everyone. We sit beside you at each one, in person or on a call.

  1. Brief us and see the shortlist

    Budget, rooms, shore or Kurtköy, sea or garden. We send flats that fit and walk you round them on a video call or in person.

  2. Get your tax number

    The vergi numarası is issued against your passport at a tax office, often within the day, and lets you open the bank account the payment goes through.

  3. Order the valuation

    A licensed appraisal firm prices the flat. For foreign buyers the Land Registry will not complete without this report.

  4. Insure and transfer

    Once the DASK policy is issued, you and the seller sign at the tapu office, with a sworn interpreter at your side if needed.

  5. Settle in, or apply for residence

    We hand over keys and utilities. Your deed can back a residence permit application; citizenship needs $400,000 of property kept for three years.

Pendik, briefly answered

Where is Pendik, and is it part of Istanbul?

Yes. Pendik is one of Istanbul’s districts, on the Anatolian side of the Sea of Marmara, with Kartal to the west and Tuzla to the east. It is the most populous district on that side of the city.

How far is Pendik from Sabiha Gökçen Airport?

The airport is inside the district, beyond Kurtköy. Since October 2022 the M4 metro runs from Pendik up to the terminal, and the ride from Tavşantepe was announced at about ten minutes.

Is a Pendik apartment for sale open to foreign buyers?

Nationals of most countries may own a flat in Istanbul outright. Before the deed changes hands at the Land Registry you will need a Turkish tax number, a licensed valuation of the flat and a DASK earthquake policy. We arrange each of these with you.

Will buying here give me Turkish citizenship?

Only if the property you hold is worth at least $400,000 and you keep it for three years, with that commitment noted on the deed. A smaller purchase does not qualify on its own, though owning a home can support a residence permit application. No one can guarantee either decision.

Do you only show finished flats?

We work with finished flats that already have their title deed and with homes still being built. For off-plan units we explain the builder’s schedule and what the contract says about delays before you sign anything.
