Reading a Pendik listing before you call
Two flats at the same price can be very different buys in a district this size. These are the questions we ask on behalf of our own clients.
Which line is walkable?
Shore flats rely on Marmaray, inland Pendik on the M4, Kurtköy on the last M4 stops before the airport. Check the walk, not the straight-line distance.
Gross or net square metres?
Turkish listings usually quote brüt area, which counts walls and a share of shared space. The net figure is what you live in.
Is the deed issued?
A finished flat with its tapu can transfer quickly. A unit still under construction moves at the developer’s pace.
What does the complex charge?
Sites with pools, guards and gyms carry a monthly aidat. Add it to the price, along with the building’s age and earthquake standard.
